Many Maryland, Washington DC and Virginia buildings contain asbestos, which was used in spray-applied flame retardant, thermal system insulation, and in a variety of other materials. Asbestos was sometimes installed above ceilings, inside mechanical shafts, on structural steel and in many other spaces where firefighters would have difficulty gaining access. Asbestos panels were also used on both interior and exterior. In residences, asbestos was often a component of a type of acoustic ceiling called popcorn ceiling, flooring products and thermal system insulation, until its production was banned in the US in 1978. However, the ban allowed installers to use their remaining stocks, so structures built as late as 1986 could still have asbestos.
It is extremely important to remember that prior to any asbestos removal project, the client has a duty of care and must verify that the contractor can provide proof of:
- A current asbestos license from the state in which the project is taking place.
- Specific occurrence form liability insurance stating it covers asbestos abatement in the other section on the Insurance certificate.
- Certified worker and supervisor training within the past 12 months
- Worker fit-testing and medical surveillance within 12 months
